
Draft Kepmen Regulates New Multistory Housing Size Standards

The Ministry of Housing and Settlement Areas (“ PKP ”) has received input from developers regarding the floor area of Multistory Housing Units (“ Rusun ”). This requirement will be stipulated in a Decree of the Minister (“ Kepmen ”) of PKP on Subsidized Rusun.
“We have decided to conduct a final round of consultations before we proceed to sign it,” said the Minister of PKP, Maruarar Sirait.
Under the draft Kepmen, the permissible floor area of Rusun is expanded to a maximum of 45 square meters, from the previous range of 21–36 square meters. With this adjustment, each unit may be configured to include two to three bedrooms, with the aim of improving habitability standards.
In addition, the draft Kepmen will regulate the maximum price of Rusun by taking into account the consumer cost index in each province, based on data from the Central Bureau of Statistics (BPS). From a financing perspective, the House-Ownership Credit (KPR) scheme is planned to have a tenor of up to 30 years, with an interest rate of six percent.
